2025-26 Regional TOBY Deadlines & Timeline 

  • Prejudging: end of January 2026 / early February 2026 will be run by BOMA International, or entrants can ask the BOMA MAC TOBY Committee / MAC Executive Director for assistance
  • Submittal Deadline: Monday, March 9, 2026
  • Judging Begins: March 10
  • Judging ends: March 25
  • Winners Announced by Friday, March 27
    All nominees & BAEs will be contacted directly by the BOMA MAC to be notified of the results
  • Regional TOBY Awards at the MAC Conference: April 16, 2026 in Washington, D.C.

SUBMITTING FOR THE 2025 - 2026 BOMA REGIONAL TOBY AWARDS

We have a goal this year to get at least one TOBY entry from as many locals in our region as possible this year.
We know this might be a challenge, and why we are providing more resources and guidance to aid locals in this process.

If your local doesn't have a local TOBY Awards program, you can still submit in the regional TOBY Awards. Yes, that’s right!

  • The building(s) that would want to enter in a category in your region would need to be judged online and also have a building tour. The online score would need to hit at least a 70 in the local category to move forward to Regionals.
    • The MAC TOBY Committee can provide judges to judge the online portion (if needed), and work with you and your local to create a local task force to aid in the building inspection part.
    • We would provide guidance and tools so your inspection judges would know exactly what to do, and feel confident in the process.

If you do have a local TOBY Awards Program: you will need to be the local winner in your category to submit for Regionals.

    BOMA 360 ReminderS

    • In order for your building(s) be eligible for this year's cycle of Regional & International TOBY Awards, they will need to submit a BOMA 360 Application by January 15, 2026.
    • BOMA 360 is not required locally, and entrants can do their TOBY submission before 360, or vice versa.
      Please note that BOMA International is requiring everyone to use the portal.

    The BOMA MAC member of the year is the highest individual honor given from the regional association. Candidates come from all local chapters, and the Executive Committee selects a winner that best represents service and commitment to their local, BOMA regional, and the industry overall.

    Deanna’s journey with BOMA Philadelphia began in 1995, and since that time, she has consistently shown what it means to be a leader, a mentor, and a passionate advocate for commercial real estate. Her contributions to the organization are nothing short of remarkable.

    In 2010, Deanna founded the BOMA Emerging Leaders Committee, recognizing the importance of nurturing the next generation of professionals. Her forward-thinking and dedication to the future of our industry have helped shape the careers of many, leaving a legacy of empowerment and growth. She has served on multiple committees, including as Chair of BOMA Philly’s Community Involvement Committee, and as a key figure on the International Community Service Committee, representing our region at the international level. In addition, her involvement as a TOBY judge at both regional and local levels highlights her deep commitment to excellence within our industry. She recently was elected as Treasurer on the Mid-Atlantic Board at the 2025 MAC Regional Conference.

    She recently co-chaired the 2024 Host Committee for the International Conference, and she is currently a mentor in the BOMA Philadelphia Building Leadership Program—guiding others with the same passion and enthusiasm she’s shown throughout her career. Her time as a Board member and two terms as Chair of BOMA Philadelphia have only added to the incredible breadth of her impact.

    Deanna is always the first person to step up, always the biggest cheerleader for BOMA, and always willing to offer guidance, wisdom, and support to others, no matter how busy her schedule might be. Her energy and drive are infectious, and she has served as a true role model for countless individuals in the commercial real estate industry.

    What makes Deanna truly exceptional is not just her long list of accomplishments, but the way she does everything with an unwavering commitment to the success of others. She has been a resource, a guide, and a mentor to so many—always leading with humility and a deep sense of community.

    Deanna’s tireless dedication to our industry, passion for giving back, and unwavering belief in the power of collaboration have made a lasting impact on all of us. She is an asset not only to BOMA Philadelphia but to the entire BOMA region and the commercial real estate industry as a whole.
